The client had a property on Austin\u2019s vibrant east side and wanted a home that would fit in with the scale and style of the surrounding neighborhood. So Baird created a floor plan that brought in light from three directions. \u201cThe idea was to take the typical bungalow form and pull it apart a bit to allow for more open, flowing, and light-filled spaces on the interior,\u201d she said. "]]],[1,"p",[[0,[],0,"The street-facing side presents more traditionally with "],[0,[2],1,"Andersen 100 Series single-hung windows"],[0,[],0,", a deep porch, and teardrop wooden siding. Upon entering, though, its more modern side becomes apparent. Baird created a mostly open-concept, single-story design with a vaulted ceiling that gives the 1,680-square-foot home a spacious feel. A perpendicular hallway running through the center of the house notches into the floor plan and lets in light from the east and west through 8-foot-tall Andersen picture windows anchoring either end. "]]],[1,"p",[[0,[],0,"\u201cMy goal is not to turn on a light inside during the day,\u201d Baird said."]]],[1,"p",[[0,[],0,"The single-story plan and big windows make it feel like the \u201cinterior spaces spill out into the exterior,\u201d a key connection in a climate that accommodates outdoor living nine months of the year. \u201cSpending time outdoors is a part of the culture here,\u201d Baird said. "]]],[1,"p",[[0,[],0,"Still, protection from the sun is key. Deep overhangs protect the front and back porches, and a part of the floor plan is given over to a recessed porch on the west side. Covered by the roof, it shields the outdoor dining room from the sun and the interior from too much solar gain during the summer months."]]],[1,"p",[]],[10,0],[1,"h3",[[0,[1],1,"Smart strategies keep budget in check"]]],[1,"p",[[0,[],0,"As in most cases, the budget for this project wasn\u2019t unlimited. The homeowner is a contractor who was squeezing in his own home build on the side. They devoted their budget to impactful features, like the vaulted ceiling, open floor plan, and the 30 windows, while saving money by using simple interior materials and nice detailing, like custom fronts on Ikea cabinetry. She leaned into a teal color scheme throughout the home, coating the front door and adding a fun twist to the traditional pine floors. She gave the bathroom a high-design look using inexpensive tile to create an original design \u2014 and once again, bring in the trademark teal. "]]],[1,"p",[]],[10,1],[1,"p",[[0,[],0,"Another strategic choice that\u2019s helping to offset the cost of the build in the long term is the accessory dwelling unit above the garage off the back alley. Austin\u2019s regulations limit two-story ADUs to 550 square feet, so Baird integrated some clever techniques to maximize the space. For example, placing the staircase used to access the second-floor apartment under the roof but outside of the conditioned space meant it wasn\u2019t counted as part of the overall square footage. An open floor plan and a large balcony further its airy feel."]]],[1,"p",[[0,[],0,"To shield views of the main house without sacrificing light, Baird placed the apartment windows higher on the wall. She faced the balcony toward a tree on the side of the property, rather than toward the backyard.
