The area where the motel is\nlocated offers great views of the Adriatic Sea and of the adjacent hills. At\npresent, the motel is abandoned and in a dilapidated condition. Motel Panorama\nis a great architectural example of a building from Modernist era, listed as a\ncultural heritage site in 2015. Despite the level of deterioration, there is\nstill a chance to revive the building and site. The location and the\nflexibility offered by the Modern floor plan provide substantial potential for\nits adaptive reuse into the \u201cPanorama Hub.\u201d "]]],[1,"p",[[0,[],0,"Panorama Hub is a proposal to establish\na platform to facilitate connection and interaction between tourists and locals\nby creating spaces for shared activities and living. Furthermore, Panorama Hub\nstrives to incorporate resiliency by developing a close relationship with\nnature by utilizing passive design strategies, framing views, and minimizing\noverall ecological impact. Access to and from the site is facilitated through\nan interface with public transportation as well as a gondola providing direct\naccess to the popular beaches on the Adriatic, of which comprises a large\ncultural component of costal Croatia. "]]],[1,"p",[[0,[],0,"The site is in Croatia between the\ncommercial city of Rijeka and resort city of Opatija, on a hill overlooking the\nAdriatic Sea. The K\u00f6ppen Classification is Cfb (marine west coast climate); it\nis a temperate climate which experiences four season and receives an average of\n61 inches of precipitation per year, falling consistently month-to-month.\nPanorama Hub has four occupancy types: A-2, A-3, E, and R-1. The four occupancy\ntypes were required to accommodate the diverse programming, ranging from\nresidential to education spaces. The occupancy types are appropriately\nseparated based on IBC 2018 and pertinent egress has been incorporated into\neach occupancy type. Additionally, two building types are utilized with type II\nfor the existing structure and type IV heavy timber for new additions.
