Every waterfront property must abide by Maryland\u2019s Critical Area laws, whether a new home is being built or an existing home is undergoing a renovation. "]]],[1,"p",[[0,[],0,"Architects need to understand these laws and the development limitations they impose in order to accurately communicate to clients where and how much of a home is allowed to be built on a site. It is also important to know how to access resources that provide information regarding a property\u2019s unique characteristics such as Critical Area type, topography, and soil types. A soil or perc test can be a determining factor for whether a property can be safely built upon or when construction can take place. It is important for architects to have this knowledge in order to properly educate clients about the feasibility of their property or a property in question. This presentation will provide the necessary information needed to guide an architect in assisting clients evaluate waterfront properties and allowable lot purchases.
