A variety\nof sustainable practices were incorporated into the design, including\ngeo-thermal heating and cooling tied to energy efficient heat pumps in each\nunit, passive ventilation, low flow water fixtures and an abundance of natural\ndaylighting. Openings were cut thru the existing floor on all levels to create\na central four-story atrium that connects the building\u2019s occupants with spaces\nfor lounging and socializing. Decks at each unit drain down to permeable grass\npave areas, allowing stormwater to percolate back into the aquifer."]]],[1,"p",[[0,[],0,"Tenants are treated to a high level of community\nconnectivity with a Walk Score rating of 92 and a Bike Score rating of 98.\nUnits on the east-facing main floor are designed as live\/work units with\nwalk-up front doors and a concrete and grass-pave system at surface parking spaces,\nallowing for a diversity of uses; currently a yoga studio occupies a ground\nlevel live\/work unit providing additional amenities within the building. Formerly known as the Westgate Business Center, the building\nhas gone through a number of poorly executed rehabilitation efforts over its\nlifespan. This project converted the original warehouse-turned-office building\ninto 38 luxury lofts. "]]],[1,"p",[[0,[],0,"The historic south fa\u00e7ade has been left largely intact\nthroughout the building\u2019s life. Since it serves as the main public face along\nthe adjacent 200 South corridor, and has been largely left intact since its original\nconstruction, maintaining its original character and integrity was paramount.\nAt the east fa\u00e7ade, large mirrored-glass bay windows and stretches of\nunreinforced, painted masonry walls were removed, revealing the original\n100-year-old concrete structural frame. The architect worked within this grid\nto create a dynamic counterpoint to the historic architectural components. Conceived as \u201cliving boxes\u201d, the architect\ninserted wood-clad volumes into and cantilevered from the concrete frame. These\nvolumes, located at the north and east sides, extend to varying depths, provide\nexterior living space and have varying apertures affording both dramatic city\nviews and individual privacy between units."]]],[1,"p",[[0,[],0,"Penthouse units have been added to the existing roof,\ncreating two-story residences, each with a dedicated deck and floor-to-ceiling glass,\noffering stunning views of downtown Salt Lake City and the Wasatch Mountains.\nOperable, multi-slide walls allow units to open up completely, blurring the\nlines between exterior and interior.
