Formerly existing buildings were set back with parking in front.\nAll new construction comes up to the edge of the sidewalk on the State Street\nproperty line. Commercial uses with\nstorefront glass were strategically located there to help revitalize the\npedestrian experience. The saved historic corner fa\u00e7ade that is set back from\nthe property line somewhat was utilized to create a small plaza with seating.\nThis semipublic zone acts as a buffer between the sidewalk and the apartment\nbuilding\u2019s amenity areas. Unlike the (south) State Street side, the north side\nabuts a street with single family detached houses. The Ironworks building is\nset back and is one story lower to transition to this less dense area. While the\nexisting site was 100% covered with buildings and surface parking, the\nIronworks development eliminates all surface parking and incorporates green\nroofs to help with stormwater management. Additionally, Ownership required that\nthe design meet NYSERDA\u2019s Tier 3 energy efficiency performance level. Before settling on an exact site, the owner\nand architect embarked on a planning process to determine which parcels to\npurchase to maximize site potential. The project was designed to act as a\ncatalyst for the redevelopment of its immediate neighborhood. Although\nState\/Martin Luther King Street is Ithaca\u2019s main street, the west end still\ncontains a significant percentage of sites that suffer from neglect and lack of\neconomic viability."]]],[1,"p",[[0,[],0,"The team elected to retain the fa\u00e7ade of the\n150-year-old corner building and removed the other vacant and underutilized\nnondescript structures.
