While new construction provides necessary opportunities
for growth and architectural expression to reflect the values of today, the historic
building stock reminds us of our shared heritage, celebrates historic building
materials and methodologies, and reinforces a community’s sense of place with
buildings that are recognized by multiple generations. "]]],[1,"p",[[0,[],0,"Despite the merits of historic buildings, it can be challenging to
justify the additional costs associated with repairing, maintaining, and
rehabilitating older buildings, which may require specialized tradespeople and
materials. Additionally, there can be challenges in harmonizing historic architecture
with modern requirements and life-safety codes. To help offset the design
challenges and costs associated with historic properties, the State and Federal
governments offer “Rehabilitation Tax Credits,” which provide design-based
guidance to applicants, supported by financial incentives. These financial
incentives can offer 20%, 30%, or even 40% of the total rehabilitation costs
back to the property owner in the form of an income tax credit. "]]],[1,"p",[[0,[],0,"This course will briefly describe the Rehabilitation Tax Credit incentives,
requirements, and process, but will more closely focus on common documentation
and design challenges. Overall, the presentation will offer architects an
understanding of the Rehabilitation Tax Credit program and strategies for successful
project applications. "]]]]}
